When I was at Cary NC for my son Zach Jadofsky's college world series with the UNIVERSITY OF WEST FLORIDA I had had a customer I was working with. This was a lead off my website. He was coming into town that Saturday to look at 4 condo's out of the ones I had sent him. I never believed we would make it to the championship game so I had set appointments for him to come in that Saturday. Well Thursday when we qualified for the final game I called my broker. Told her I had a buyer coming in. I had given referrals like this to other Realtors at our firm and they had not closed any. I told her he was coming to buy would she please take good care of him since I could not be there. Well she did and they put an offer in.. and they just closed..woooooo...I made $1000 while on vacation..

I had one agent say to me while I was talking about it, You didn't make $1000 you lost $3000...lol....I said how do you figure that? I was where I wanted to be.. I saw my son make history...I had never met this person in person just emails back and forth off a registered person to my website...If I had not stayed to watch my son win a National Championship, I would of regretted it the rest of my life and it was worth more then any money can buy.. If my broker had not taken care of him and I had to blow him off to another day he probably would of come and bought from another Realtor and what would I have got???

I guess this is the difference between a person who thinks the glass is half full and one that is half empty....

JUST A REGULAR DAY AT THE OFFICE

Today was kinda boring. Worked office in the morning. Phone hardly rang. Still working on getting the titles for my one MOBILE HOME CLOSING. Ordered survey and elevation certificate for another closing. Hired Erica to do my expired letters since I have been slacking so much on them..

Went home around 1 and visited with my son. My phone never rang for work stuff all afternoon..ughhhh.... Took my son to see the hypnotist Mike Harvey. It was funny. Had one guy take his shoes and socks off put his shoes on and his socks over them..

My son Zachary who playes minor league ball for the braves acalled me he got to close and pitch one inning last night. Faced 3 batters 1K no hits or walks..wooooo


Well here is hoping today will be more productive.

CAPE SAN BLAS HOMES FOR SALE. Sunday was fun personally but not any work. My son Jake came into town. We went dune buggy riding and then to a movie. Today I had to get up early. Had to meet my doctor from ATLANTA in CAPE SAN BLAS to show him some GULF FRONT HOMES he wanted to see.. We looked at 5 homes. Only one really caught his eye. I called about it and load and behold it had an offer on it already.. Why they didnt tell me that when I called to show it I dont know.. and still active in the MLS...The Listing Agent told me to put a backup on it.. lol yea right.. so we can wait 90 days to see if there short sale goes through or not and keep my buyer off the market.. No way ...So now he is thinking of making an offer again on the GULF FRONT HOME at INLET BEACH. He is talking about offering $500K on a house listed for 1.4 mil.... well gonna sit home and watch South Carolina Gamecocks against Florida Gators in the COLLEGE WORLD SERIES tonight.

ANOTHER GREAT DAY FOR A PANAMA CITY REALTOR

Friday was another busy day. I started at 830 in the morning meeting a couple from Atlanta who came to PANAMA CITY BEACH to look at CONDO'S FOR SALE. We looked till 230 pm. Man it was so hot too. We had 2 that we showed up to that we couldnt get in because someone had rented them the night before. I wish they would call you when this happens, instead of making you waste your gas and clients time. 

Then the GREAT NEWS.. my younger son Jake texted me that his Brother Zach Jadofsky had finally pitched in his first professional game ever and got the win..wooo......   Zach came in his team down 4-3 and pitched 2 scoreless inning striking out two, and his team came back and put up 3 runs in the 8th and 9th to win 6-4. 

This morning we went back and looked at a few condo's again and my clients made an offer on one.. Hope it gets accepted...

Tonight their is a new theme restaurant here I am going to Sherlock's Mystery Dinner Theatre,  tonight its dinner and a western murder mystery..

CONDO'S ARE STILL HOT IN PANAMA CITY BEACH FLORIDA

Today was an up and down day. The couple I spent all day monday and twesday morning with emailed me today. They decided to buy a condo..Just not one I showed them :( They decided to buy the one that was not GULF FRONT here in PANAMA CITY BEACH that their friend sent them to see. Cant win them all. 

But then at 730 am this morning my phone rang. I thought maybe somethingw as wrong with one of my kids. It was a local lawyer he wanted to see one of the GULF FRONT CONDO's I had listed as an OWNER FINANCE AVAILABLE. We first made plans for noon, but around 930 he called said a client had cancelled and asked could we meet now. I have a couple coming in from ATLANTA GA Friday and Saturday to look at OWNER FINANCED GULF FRONT CONDO'S and was making appointments for them so I had not showered yet. I told him I would meet him in Half an hour, jumped into the shower, shaved and dressed in 15 minutes and was off. 

He took about 30 minutes looking over the condo and said he liked it. He started to talk about the OWNER FINANCING and I stopped him. I told him I didnt want to get in the middle of that I would have my sell call him and they could haggle over the particulars. My seller said they talked for almost an hour about a bunch of stuff and he told him he would get back to him tomorrow. 

After I finished with him I headed back home. I had to get all these appointments set for my next couple coming tomorrow, and GOD you don't know how hard that is. I called several of the listings and they are booked till August!!! Why people put these on the PANAMA CITY MLS for sale when you cant show then Ill never understand. These were all OWNER FINANCED GULF FRONT CONDO'S and they say motivated seller....how motivated are they if you cant show them for 2 months???? Then you have the Realtors you call and they never call you back. You have to call and call until you happen to get them to answer the telephone. It literally took me from noon till 5pm to make appointments or not at 8 GULF FRONT CONDO's. And you wonder why sometimes we get cranky.... 

I also have 3 closing scheduled I had to do work on. I have one seller wont get me the titles to his Mobile home so we can get a closing set. This is a SHORT SALE and has been going on since February. Then I had to order a SURVEY for another deal I have suppose to close 1st of the month. Then on a GULF FRONT CONDO at MAJESTIC in PANAMA CITY BEACH that is a FORECLOSURE, the listing agent sent the wrong papers and I had to email the buyer a whole new set of documents to sign and mail back...

I had plans for tonight so I never got my mailouts done. Thursday night here in PANAMA CITY BEACH PIER PARK has it SUMMER CONCERTS IN THE PARK. I always go out there and sit with friends and listen to the bands play. Its always a fun and relaxing evening.  Well its 1130 pm time to hit the sack. Have to get up bright and early to go try and make another sale.

HOT DAY IN PANAMA CITY BEACH

Tuesday was very hot here. My day started early. I had A custome that I worked with on Monday wanted to see a few more 2 BEDROOM GULF FRONT CONDO'S. We met at 9am and spent about 2 hours looking thru them. They had to check out of there hotel and head back to Brirmingham AL. They seemed interested in a few..Fingers crossed they call and make an offer on one....I was suppose to work floor but hey yoiu know sales first..lol...When I finished I headed to the store.. really didnt to much accomplished there. A friend called and we talked for a long time....I never got my expired letters done.. then about 4 I headed home.. Friends ended up calling and went over to play poker.. Won $104 wooooooo....

After winning the National Championship in NCAA Div 2 baseball, University of West Florida had 8 players signed to pro contracts. 4 of them made their debut's last night. 
Danny Vargas-vila pitched 2 inning striking out 5 giving up 1 unearned run.

Brandon Brewer was 3/5 with 2 RBI's
Greg Pron was 3/5 also

We’ve all been wondering how condo sales were going to do this year after last year’s oil spill mess.  Well, so far, quarter 2 condo sales are pacing to have an astounding 44% increase over last year.  Yes, that’s a 4, paired with an 4 and a percentage sign.  Condo sales are up 44% this year over last.
How many condos were sold.
Looking from April 1 through today, there have been 262 CONDOS sold on PANAMA CITY BEACH according to the Panama City MLS.  During the same period in 2010, there were a total of 182 condos sold.  Many expected and speculated that sales this year over last would be higher because of the negative effects from the oil spill, but 44% is staggering.
If we take the total number of condos sold, and divide it by the number of days in the period, and multiply it by the number of days left in Q2 2011, then add that number to 262, then at this point, we’re pacing to sell 294 condos for the second quarter period 2011.  During Q2 2010 there were 215 condos sold – this would still put us at a 37% increase over last year.

PANAMA CITY CONDOS FOR SALE!!!  TODAY WAS A GREAT DAY!!! My phone started ringing at 9 am this morning. An add for a condo I have at TWIN PALMS caught a prospected buyers eye. It was more then he wanted to spend when I told him the price. So I asked what are you looking for he said he drove down here from BRIMINGHAM AL to look at a condo a friend of his has at LAKETOWN WARF. We discussed that that building was in recievership and it had to be a cash sale as no banks would finance in a building that was in bankruptcy. After talking we made an appointment to look at some GULF FRONT CONDOS her in PANAMA CITY BEACH FL. So I met him at 1 and we looked at 2 condos and made an appointment to look at 6 more tuesday morning. He has 150K to spend and wants a 2 bedroom. If he can get a GULF FRONT CONDO for what he could the other off the GULF he would be interetsed....Great way to start the day.
I finished with him and had another call while I was with him on another place I have at the beach listed. I showed them that one at 3. I think they are gonna make an offer tomorrow.
Then at 4PM my phone rang again. It was a call off of a GULF FRONT CONDO FOR SALE I have at PINNACLE PORT in CARRILON. He said he was here on vacation and saw it and was interetsed in seeing it. I told him Id have to call him back I had to see if there was renters in ther. I was lucky there wasnt I told him I would meet him in 30 minutes there. He didnt like it.. said it was to dated for the price. He gave me his email and I said I would send him more 3 BEDROOM GULF FRONT CONDO'S to look at and if he had another day while he was here onvacation he wanted to look call me the day ahead so I could make sure we could get in them...His wife said maybe Thursday....

3 great leads of advertisments today!!!  I got 3 eamils, 3 sets of names and 3 phone numbers of potential buyers....One was an accountant.. One owned his own wholesale business. and one was just a regular person..lol.....

Who says business is down? No one buying? Shoot I have 3 already under contract this month 13 closed  and tons working!!!!

SELLING GULF FRONT HOMES IN PANAMA CITY BEACH FLORIDA that is what my Saturday entailed. My Dr came back from Atlanta and brought his brother with him to show hime the GULF FRONT BEACH HOUSES that he liked the  best last weekend. He is gonna go to CAPE SAN BLAS today to look at a few there too.. we are getting close.....woooo...This will be my first MILLION DOLLAR property I sell..and boy it was so hot Im wiping the sweat off my head all day...Finished about 6pm. Went home cooked dinner then headed off to NEWBY'S to see the MUTT BROTHERS play.. was a great day all in all...

Now I wake up to FATHERS DAY.....

FRIDAY WAS A GOOD AND BAD DAY IN PANAMA CITY FLORIDA

Friday was a good and bad day for me in PANAMA CITY FLORIDA. I am still working 2 deals. My SHORT SALE of course and also another LISTING I have both sides of FOR SALE also at 1805 White Western Lake ln in PANAMA CITY. My White Western is going good and smooth.. It should CLOSE about the 12th of July The APPRAISAL has been ordered its moving on. It will be a USDA MORTGAGE. My SHORT SALE on Walkulla in PANAMA CITY is still a mess. I heard back from the Negotiator and again she sends me some crap from a friend of hers in DADE COUNTY Florida that said she didnt need to release then lien....I just dont know why she cant get it thru her head... MY Million Dollar buyer looking for A GULF FRONT BEACH HOUSE IN PANAMA CITY BEACH emailed me saying he will be back in town Saturday afternoon and Sunday could I reshow him some GULF FRONT HOMES. Guess Ill be working some of Fathers day. My oldest son Zachary Jadofsky  came to PANAMA CITY BEACH this evening to celebrate his 21st Birthday with me before he heads out to the ATLANTA BRAVES extended Spring Trainning tomorrow.. 21 and starting his 1st job ever and moving away and on with his life... HMMMM I am so happy for him but yet sad.....It wont be like it always has.. He will be 7 hours away verses 1 or 2.. I have missed very few games in his life but now Ill be lucky to catch a few a year.. but then again it is so awesome the The ATLANTA BRAVES signed him..To Zach his brother Jake his half sister his mom and step dad all out to dinner at the BOARS HEAD tonight...I figured his 21st he should spend it with his whole family versus fighting to see who will do what and everyone ruins his special Birthday and going away day...It actually went awesome. I had bought him some luggage as he will probably be traveling alot now and then after dinner I took him to buy a suit.. I figured being a ball player he needed a nice suit in case he had to do public things for the communities. I want him to project the all american boy image. He was in tears said he didnt need one I had already done way to much for him.. I told him it was my job to see he was set up for life properly and I didnt know if a year from now Id be alive or maybe even broke that I had enough now to make sure he had everything he needed and I just wanted him to focus on his baseball carrier and not have to worry about all the other BS that goes with it...I know his Mom and Step Father cant....After the boys left I kinda went into a funk.. Tried to go out  didnt make it long I just didnt feel like being around everyone.. All my friends a ssoon as I walked in started talking to me about my son...I have just become to emotional as I have gotten older....Times like this is when I wish I would let someone else into my life so I would have someone to cuddle with and share my feelings....just sit on the couch and be held and relax...guess its just not ment to be....sweet dreams everyone......

SHORT SALE IN PANAMA CITY FLORIDA

Been working on a SHORT SALE IN PANAMA CITY FLORIDA all day yesterday. Its with GMAC. I ahve gone back and forth about 20 times with our negotiator. This is a short sale on a land home mobile home package. Countrywide the original lien holder had put a lien against he titles of the mobile homes as in Florida they are considered auto's and have titles, not like a reg House on Land. Of course countrywide is no longer in business and the paper had been sold to 4 different banks and now is owned by GMAC. I have been working this short sale since the beginning of February. This negotitor has been horrable. Ill call and see what they need she would tell me I am waiting on VA to approve the apprasial.2 weeks go by I send her an email she tells me the same thing another 2 weeks and I write her she tells me I am waiting on you to send me a legible copy of a signature page. I said well when were you gonna ask for this....she got all snappy and rude with me....so I sent it to her.. three times before she said she finally got it....now we are about to close and we have this lien on the titles so the buyer's bank needs a clear title in order to finanace on this . we have had 20 emails back and forth she keeps saying they dont have a lien on the titles so they wont release them. I keep telling her the originator of the paper she has did.. after 10 emails I send her a copy of the titles with the lien..after 20 emails I really laid into her and asked for her supervisor, she kept telling me she has done this for 20 years and she has never released a lien on a mobile home land home deal on titles...So I siad to here so he is gonna pay you and then the leinholder is gonna come take the mobile home because they can and you want us to pay you the whole price and end up with a piece of land worth 20K and no house to live in.. I wont tell you what I called her.. and them I rudely asked for her supervisor... Then I get an email from her I am checking with our accusition team and see if I can get a release I will get back to you when I find something out...lol.. probably will be another 2 weeks and they gave us to July 13 to close. God this is such a headache.....that took my whole day up..

WOW WHAT A MONTH

Been a good month for both work and personal. Personally my son Zach Jadofsky had an awesome post season cumilating with a Div 2 College World Series title and ring. The not being drafted he was signed as a free agent by the Atlanta Braves. Work wise I have 3 contracts going for the month of June and 2 of them I have both sides..wooooo...Sales of homes in Panama City Florida are really picking up. At least for me. I also have a client I am working with on a million dollar plus home....I hope to have something under contract by the end of the month. I changed my website hoster to IHOUSE and the leads have been pouring in. I have 16 registerted people in 6 months my views are in the 100's every day and I have one closing on a 165K condo from it.. Just since the middle of May..all this and I havent worked much because of my son's playoffs..lol...Maybe God has thrown his blessing in my family's way... because it seems these last 30 days I have been in the perfect place ..I have even met a lady I kinda of enjoy..lol..after being single for 18 years..lol....I only hope all this continues and there isnt a black hole at the end..lol...lol......I hope all of you have as great as day as I am..

CHIPLEY — In a whirlwind week and a half on the baseball diamond, Chipley native Zach Jadofsky has won an NCAA Division II national championship, pitched one game in a summer league and signed a free-agent contract with the Atlanta Braves on Monday.
Jadofsky was 4-0 with a 4.28 ERA as a relief pitcher for the University of West Florida, which celebrated a national title on June 4 with a 12-2 victory over Winona State in the Division II title game. Jadofsky pitched 11 1/3 scoreless innings in the tournament, including 3 2/3 innings in West Florida’s 5-3 win over Mount Olive in the national semifinals.
Jadofsky appeared in a game on Saturday for the Woodstock (Va.) River Bandits in the Valley Baseball League, an NCAA-sanctioned summer baseball league. Jadofsky allowed one hit, walked one and struck out one in an inning of relief against the Waynesboro Generals.
Though just a junior at West Florida, Jadofsky signed a free-agent contract with the Braves on Monday. A press release from West Florida did not indicate where Jadofsky will play next.

ATLANTA, Ga. – Junior pitcher Zach Jadofsky of the West Florida baseball team signed a free agent contract with the Atlanta Braves on Monday.  Jadofsky’s signing gives the Argonauts six players advancing to professional baseball after the team’s 2011 NCAA Division II national championship season, including five selected in the MLB First-Year Player Draft last week.
Jadofsky (Chipley, Fla./Enterprise State CC) posted a 4.28 ERA and a 4-0 record in 2011, and he struck out 22 batters and walked just nine.  Injuries limited him to just 10 appearances, but he finished strong.  In three postseason relief appearances, he pitched 11.1 scoreless innings, including 3.2 innings in UWF’s 5-3 comeback victory over Mount Olive in the NCAA Division II Championships.
Because of UWF’s championship run through the first week of June, Jadofsky got a late start to his summer league schedule with the Woodstock River Bandits of the Valley Baseball League.  The right-hander made his first appearance with the Bandits on Saturday against the Waynesboro Generals and pitched one scoreless inning.  After impressing scouts enough with one appearance, he was offered a free agent contract and signed with the Braves.

1805 White Western lake la SOLD!!!! Panama City Florida

Been a good 2 days. Friday a Dr from Atlanta I have been sending beach front home listings too called me and showed up in town.. Showed him several homes. He liked on on the west end of the beach for over 1 mil. Called me today said had to head back home but would probably make an offer this next week on one.. Woooooooo.... Then today  I got everyone to sign off on my white western  deal...Should close by the 10th of July. Got to more leads off my website.

Have a Realtor friend she has been very depressed she hasnt sold anything in a long time..I finally dragged her out her bed took he to lunch and told her enough...I am having her move her license to my broker so I can work with her and help her get restarted. She has been in it 14 years and kinda of just has given up...She was gonna go sell cable house to house for pennies.. I told her she was nuts.. Heck Im pretty new and I made over 50K my 1st year and have almost passed that by half way thru this year...Someone with her contacts there is no excuse to be in bed whinning..

Right now I am sitting here listing to the Woodstock Bandits play baseball. My son Zach from the University of West Florida is playing summer ball in Woodstock Va. He left Chipley at 430 am this morning drove 13 hours to Woodstock non stop and now is pitching in relief...came in and struck out the first batter on basically no sleep..lol...got out of the inning giving up 1 hit no runs... not bad  considering. .. They were down 5-1 in the 7th when they brought him in.

Sales Agent of the Month for May

Had over 650K in sales for the Month of May. It is my 5th continious month I have been Sales agent of the Month. I am on my way to my 2nd consectitive Agent of the year award I think. WE had our monthly meeting and a new bank in town came and spoke to use. They had a new condo loan package that was nice. Had a short sale I had been working that finally got approved from the bank today. Its been going on since Feb. Should have it closed by the 30th of this month. Got my expired listing letters out.. pretty productive day If i say so myself.

Was watching the baseball draft today hoping my boy would get drafted but only two from the team have so far..I just dont get it. MLB drafted over 100 kids today almost half were High School Kids..We have two  players with us Greg Pron. and Brandon Brewer. Both were Div 2 All Americans, Both won All World Series Teams, Both hit over 400 for the year against one of the hardest schedules in Div 2 and won the national championship...30 rounds have passed and no one drafted them.. but a centerfielder from a local high school was drafted in the 10th round and another from a high school that is 100 miles away did.. How can they take an unproven High School Kid over a All American College Ball P{layer....makes no sense to me...

HOME UNDER CONTRACT IN PANAMA CITY FLORIDA

Great day today.. Got a listing I have at 1805 White Western lane under contract today.. The beast thing is I have the buyer and the seller so I get paid twice on it..wooooooo...Have another showing set up for tomorrow. 

Then I had to run to Pensacola florida for the University of West Florida Argo's to be introduced to the city.. They had this very nice event at the Fish House in Pensacola. It was a spectacular event.. The coach introduced each player one at a time.. He said some awesome things about my son Zach. WEll draft started today crossing my fingers to see if he goes!!!!

World Champions

WEll I havent done good at this yet..lol.. I just went on the most amazing ride ever. In the Div 2 college world series in the semi final game my son Zach Jadofsky came in with his team down 3-1 against #2 ranked Mt Olive and retired the first 8 batters he faced, holding them at bay long enough till our team University of West Florida could come back and we won 5-3 and he got the win..wooooo.....OMG what a feeling....My son in the Collge World Series..walking in and doing that like it was nothing...This was the 3 rd time in the playoffs he has done this this year...wow....

We went on in the next game and beat Wiona St 12-2 to be crowned the Div 2 National Champions....


Now Monday and back to work...trying to focus...trying hard....lol....

Had to give away 3 customers while gone last week. one is putting a contract on a condo.. expensive expierence but I would never trade it for the world....

UWF BASEBALL

CARY, N.C. — When the tide began to turn against the University of West Florida in the fourth inning on Thursday, reliever Zach Jadofsky couldn't have been a more effective stopgap.
Stepping in for starter Ben Hawkins in a tough spot — a 3-1 deficit with two runners on base and one out in the fourth — Jadofsky retired the first eight hitters he faced. And after 3.2 innings, Jadofsky scattered just a walk and a hit without allowing a run to score.
And while at-bats continued to come up empty for UWF in the middle innings, Jadofsky breezed through the Mount Olive lineup swiftly, giving his teammates a chance to get back up and try it again. It was a critical piece of the Argonauts' come-from-behind 5-3 win in the semifinal round of the NCAA Division II College World Series.
"I think the momentum was brought back to our side when Jadofsky went out there. He did a tremendous job," UWF coach Mike Jeffcoat said. "When he was having those quick 1-2-3 innings, he was getting the offense back out there. You could feel the momentum building. It wasn't long innings out on defense, and that was huge."
The outing was made more impressive considering Jadofsky's circumstances. He was the only UWF player to miss significant time with an injury this season, sidelined for six weeks in February and March with an oblique injury. He also battled on Thursday through a sinus bug, one that has moved through part of the UWF team this week.
But Jadofsky was tapped by Jeffcoat as the first pitcher out of the bullpen if Hawkins were to struggle thanks to his late-season heroics.
Including Thursday, Jadofsky has given up three hits, two walks and has not allowed a run in 11.1 postseason innings.
