Very Sad Day In Happy Valley

Today we lost a great man. JOE PATERNO was more then a football coach. He was a leader, a teacher, a father, a friend to all who came in contact with him. It hurts all his admirers these last few months watching him get torn down by this Sandusky ordeal. Please remember him for his accomplishments more then his failures.

OH WHAT A WEEKEND AND A MONDAY NIGHT its been....

In my last post I was whining how I needed my phone to ring.. Guess I should of started whinning sooner..Friday I hit the ground running. I had my first email at 915 from trulia. It was a lead about a condo I had. I called the lady and she was amazed I called so quick. She actually was still on Zillow looking. They wanted to come down from Atlanta Sunday morning and look for a condo. I asked if they thought about getting pre approved and she responded that we had a preapproval letter from our bank for this amount. I told her she didnt need to look on Truilia anymore, Give me your criteria and Ill have you in 5 minutes an email with all that meet it. I told her in  the time frame she gave me pick out the beast 7-10 and we could see them in that time.

Then I got an call from a lady I have been emailing with about selling here property since around November. She was gonna try an FSBO first well she was ready to list this 500K property with me..I set an appointment up at her convenience which is 2PM today.

The about noon my phone rang off a 1st time buyers add I ran. He was interested in this 80K townhouse I had listed  was about 25 years old had a job.. a 650 beacon.. I asked him when it was good to see it he said Sunday I made it late afternoon so I could make sure I finished with the other folks.

Then the young couple I was working with called me they had 7 more properties they wanted to see Saturday if I was available around 3pm.

 Boy was I just Giddy!!!!!


Well all Friday afternoon I was busy scheduling appointment. Again Sat morning I was finishing setting the condo appointments she wanted to see. The Sat afternoon we went house looking..well after about showing this couple now 40 or 50 homes over the months and yes we had made a few offers that we got beat out on..Well I decided to take them back to a house that they had seen before that was second on their list once before. We got their just before dark and walked it.. it had everything the wanted...a extra garage for his photography studio. a huge yard. a screen in porch...tons of storage space...but she didnt like the kitchen a lot...they talked for a while we diced to make an offer and I was on the phone with the listing agent till 830 pm and we reached a deal....Boy what a day.. I was whupped...went home and crashed with my poor puppy.

Got up Sunday Morning met my couple from Atlanta. about the 4th thing we looked at they said WOW!!!!
we looked at the rest all the time they are talking about this unit...So I say would you like to make an offer on it. It happened to be a foreclosure and was actually priced right....

The next statement made me laugh inside..lol....This unit was on the 13th floor I think.. He says well the 10th floor is my height limit. after that I dont feel comfy.....They choose these they walked on the deck and had laughed about it.. but we had only looked at 2 units under the 10th.. He said find this between the 4th and 10th and we would be interested... Well they went home I searched the MLS and found one on the second and this one...they want me to keep looking for them....but he I got a new customer...

Then I met the young Kid that afternoon looked at the townhouse he loved it. I sent him to a banker I use for 1st timers she is great with them.. Hope to hear back from him today...

Monday day was a decent day at the office got a bunch done....Met a friend around 430 we sat around chatting went for dinner  and then she wanted to head over to a friends... and then the excitement began.....

what a night...I went with a friend to a friends house we knock on the door this man completly nude man answers the door...and I dont mean just some man a 91 year old man...lol...he was a practicing nudist and owned the place her friends lived. we all sat around for hours talking the whole time he was fondling his equipment...he was telling how he had sex several times a day with several woman...lol.. a 91 year old man....he should us a experimental drug the VA has him on....

and the roomies vouched for this..

But you know what astounded me the most.. we actually talked to this man for almost 3 hours about religion.. government... the economy..real estate....he had been a Dr a minister and on and on thru his life....his knowledge was vast but he never missed a beat.. I think at 50 my mind is worst then his....he was 91!! and had a mind of a 30 yo.

and know what he kept telling us it was from.....yes sex...said everytime you empty you sack and produce more you rebuild testerone and so he rebuild testerone 4 or 5 times a day. He had a full head a gray hair.. his skin was saggy...but his mind.......said he was immortal and was not gonna die probably before me.....he says that the VA doctors are studing him...lol......

I have been working this short sale with Hancock bank since Nov 1. I still cant get past the initial inputer. She called me last Thursday and said she needed a few more things I got them all for her except a 40506 t form. She promised to send it to me last Thursday and I have called her everyday and left voicemail for here that we need it. Yesterday the buyer sent a cancelaton request...GRRRR  I have asked for a supervisor and they keep telling me one is not available!!!! come on now..What kind of bank is HANDCOCK BANK!!!! THEY DONT CARE ABOUT THEIR CUSTOMERS. To think the FDIC took over Peoples bank and put these jokes in charge....just another bank gonna go belly up........

 THE LAST FEW DAYS HAS BEEN KINDA SLOW AND SMOOTH HERE IN PANAMA CITY BEACH..I LIKE IT BETTER WITH WAVES...just worked in the office Monday and Tuesday. Had a few floor calls...got my expired letters done                

Could not get Sprint to replace my defective phone. They wanted me to pay full price for the exchanged phone and would credit my account back once they recived it. THAT IS SO NUTS give SPRINT $500 for a phone I paid $100 for and then they were gonna charge me a restocking fee of $39...all this for a phone that did not work when I recieved it.. come on.. Great customer service guys. I have been with them 9 years!!!!   Well now I am a Verizon customer. Have a friends old style phone to use till my new one gets here. They told me the phone I wanted wouldn't be available for 10 days....but you know what I get an email last night saying its been shipped overnight to me..WOW.. now thats smashing your expectation... in a good way..lol.....

Weekend at Panama City Fl showed 17 HOUSES

Well Im not Perfect yet I have missed a few days..lol...Has been a few good days though in PANAMA CITY REAL ESTATE. Friday was a busy day. I had phone problems. I got a new apple I phone 4 and it stinks. Calls dropping. voice mail s when phone doesnt ring.. texting not working. Not a good thing when your phone is your office. So I had to drive 20 miles to my office downtown because I had to set up appointments for Saturday. I had 17 HOUSES TO SHOW SATURDAy. woooooo and ughhhhh..lol  I am happy to be so busy but man I was so wore out when I was done Saturday. I started at 830 and finished at 5pm....missed most of the 1st playoff game but did get to see the Saints give em that spanking they deserved....Missed some of it because I was at a friends Bday party sneaking peeks...

OH YES I did get a contract on one Home Saturday. They Countered us this morning see what happens. Saturday afternoon I got a call on another listing I have so I made an appointment for Sunday at 11 to show it. Nice young couple trying to move closure to town. Wasn't what they really wanted but we are still working with me to find something for them.. woo....

Enjoyed the games Sunday and went to the beach some.. ended up play poker at friends house Sunday night for a bit... wasnt such a good Idea.. Dont ask how much I lost..lol.......

1 minute to late in Real Estate in Panama City Florida

1 Minute to late..Seems that is the way its been in Panama City Real Estate lately. I was out showing this couple property till 8 pm last night. We have made offers on 3 houses already, and all three as soon as I get contracts in to them they say we just got an approved offer on it. Yet they still sit in the MLS as active for days. The first one they saw yesterday we ended up going back this morning and looking at it a second time.  They wanted to make an offer on it. They said you sure its still available. I said well its been on the market for 379 days  and I looked on my I Phone and checked the MLS and it said it was. So we went to the office and did an offer I emailed it to the agent and my phone rings. LOL  GUESS WHAT...yes she says I'm sorry Joel we got an offer early this morning and the bank signed off on it. Now this was at 9:37.

I don't know if its me or them..One of us is jinxed..lol... THAT WAS HOW THE DAY STARTED.


I have this short sale I have been working on since 1 Nov. It is with Hancock bank a newer Bank in our area. The FDIC closed one of the big local banks here and brought Hancock in from LA to take it over. Well the original loan is from Peoples Bank the old bank. They said they do not work the short sales from Peoples but out source them to this company...but they couldnt give me a phone number or contact for this company.. I started with bthe local branches and ended up at the main branch in LA and finally got a contact number right at Thanksgiving. They called and said I had to get a form signed of course from the owner saying they could talk with me. I got that to them the next day. I called and had to send the letter 4 times before they said they got it.. Finally on Dec 8th I got an email with a list of what they needed. I got it together and sent it to them on the 10th. I have been calling everyday to make sure they have it. The switchboard wont let you talk to the person working on it all they say is Its being processed and not complete yet..

Well today I got kinda shitty and finally got to a supervisor. He swore he would find out whats going on and get right back to me. That was at about 1030 this morning..Finally around three I called back and kinda got more uppity. At 430 finally a Karen calls me and says "we cant process your file yet we are missing a few papers". So I asked what she needed as I number each page of my file and I know I sent them everything on the list. lol she says we need the last 2 months bank statements I said you have them. she said no they are for Sept Oct and I said yes you have been working this since Nov1. she says no Im working it now and I have to have Nov and Decembers also I need a New YTD P & L for 2012 now.. lol we are 4 days into the year....GRRRRR oh and it has to be notorized by a accountant..lol......

NICE MORNING I'D SAY...this is what happens in Real estate lots of ups and downs....

Now for the afternoon...... It actually was pretty good. I got a listing appointment for Friday at 2 and I got a call From a guy in VA that wants some commercial property and is gonna make an offer he says on something. I sent him some blank contracts....woooo them My guy I have been working on a MILLION DOLLAR PENTHOUSE CONDO ON THE BEACH called and touched base with me saying he ways just days away from making an offer. He met with his account and should do something before the middle of next week......Man that made the whole day awesome!!!!!!

Left work about 4 took a bottle of wine over to a friends work had a beer with her came home to a mess..lol.. dog had peed all over his room...I tried to act mad because I don't want him to go it often..but he was alone since 730 this morning to about 6 I couldnt hold it that long..lol......


I am so glad at least there is action..seems real estate here is starting to pick up again....I need 4 mil this year in sales somehow!!!!!!!!

FOOTBALL FOOTBALL FOOTBALL...h

The 2nd was just FOOTBALL FOOTBALL FOOTBALL...I started the day out nervous as all heck.. I am a huge Penn State fan.. We played the first game of the day against a great University of Houston team.  All my friends kept telling me and all the sports Guru's were picking Penn State. I have watched everyday and knew we were great against the rush but our pass defense was not that good.. Everyone said well you have the #5 pass defense in the country... Remember we play in the Big 10 who passes??? then our out of conference game was Bama.. They don't pass much either....Id seen this sit back and tackle prevent pass defense. I said we have a month to get ready.. We know they only pass and dont run....Bradley is a defense genius....The game started and we did the same only let them catch it 10 yards down the field and then tackle them....I knew we were in for a long day just after the first three plays....

It has been a strenuous 3 months for our boys.. they have been put into a position no Teenager should be....The had a huge sex scandal...they had their coach taken from them...their school board abandoned them...They lost their QB and their wildcat QB/WR.... Every Blog and sports board you looked at they are getting there butts ripped....what about the victims.. everyone says.. who cares about the team.. they should be disbanded.. they shouldn't even be able to play....they should change the name of the team...

It is a very sad and discussing thing that happened...but it happened to a retired Penn State employee.. one of the supposed instances happened on campus late at night in the gym showers....yes he had been a football coach at PSU 4 years earlier..in his retirement package he was given an office in the sports area..and yes he abused it....yes it happened 10 years ago and there has been victim to come forth to substantiate that what McQueerys several times changed story is accurate..but I agree even showering with the boy is wrong...

But here we are .. all condemning an 85 year old coach.. 75 17-21 year old kids...for what??  We all know there were allegations in 1998 they were turned over to the police and they found not enough to be charged a crime. Joe Paterno told his supervisors.. they met with McQuerry...That was the top 2 people in the administration. How do we know if Joe Paterno did not follow up and was told their was nothing to it? He didnt actually see anything happen.. actually his relationship with Sandusky had soured when he retired. They really didnt communicate.. they were not friends.. they did not hang out together....

The board had had all these same facts they had on the day they fired Joe Paterno for over 24 months before hand. So all because they become public now it was time for action....not even the right action....Heck at 52 I cant remember most days what I had for lunch yesterday how can an 85 year old man who we have all seen deteriorate remember what happened 10 years ago properly? 

Because he said I should of done more every says he had to know something...How many times in your life.. and it has happened to me....a friend kills himself.. or harms someone else and you say I should of done more in hindsight???   Could we of even if we wanted to??? would it of changed the outcome?? I had my brother in law kill himself and I reflect on that my whole life.. what could I of done if anything....what about the kids at that school who planned and murdered all those kids how many people say I should of known .. I should of done more.....do you know someone who died of drugs overdose.. killed themselve or someone else driving drunk.. killed or hurt their spouse???  Dont you say I wish I had done something maybe that wouldnt of happened??????

The Attorney General sat in on the meeting and pushed the board to fire Joe Paterno.. This is the same guy who started this investigation in 2006 and knew all the facts for 5 years and did nothing.. and Just 90 days earlier approved a 3 million dollar grant to Sandusky Foundation knowing he was raping children through this foundation... His answer was if we didnt then he would of known we were investigating him.... I have something to tell you...HE ALREADY KNEW!!!!!!!! The attorney General was smart.. he did the RIGHT THINg for him.. He deflected all the blame on the coach and these teenagers to save his own skin....what a masterful plan....

What about 2nd mile charity to they were told by the Penn State adminastration who supposedly did nothing in 2002!!! yes for 10 years the foundation knew but kept feeding Sandusky children to prey on.... Have you heard one word come out against them...oh and as soon as it went public they tried to dissolve the charity so no one could be sued...NOW tell me they had no knowledge.. If they didnt why try to close the charity and run and hide?????

Again I think what Sandusky did is HORRIFIC.....I think all the blame has been put on the unresponsible though.....

These players on the Penn State team did not do anything wrong.. with the facts that are in hand now Joe Paterno did what he was legally obligated to do....We dont know morally because no one has given us a chance to find out....

Well anyways I have vented now...lol

Other then seeing my team lose I had a great day.. I hung out with friends all day watching football..eating some delicious food.. played some poker was up till the end.

Monday was a great day!!!!!!

New Year In Panama City Beach Florida 201b

New year in Panama City Beach Florida 2012. Well one of my New Years resolutions was to do my blogging this year. 2011 was probably my best year in at least the last 5. My son won the 2011 NCAA college baseball Div 2 World Series, The go signed by the Atlanta Braves in the Summer. He had a good Professional start but then kinda blew up. The second half of the season he showed back up again.  The he got engaged..BOY they grow up fast and he is only 21. My youngest Jake still is out in Limbo. At 20 he doesn't quite know what he wants to do in life yet. He lets his step father plan everything for him. They have changed majors now 3 times in 3 years. I wish my ex and her husband would just let him alone and let him either flop or make it out on his own. He has no mind of his own and just follows their lead even though it does not make him happy. 


Professionally I almost hit 3 million in sales!!!! I had 25 sides I closed!!! I got very close to my goal which was to double 2010. For 2012 I want 4.5 million in sales and close 40 sides. I know I have to put more into Real Estate I work it hard when I work it but I still don't do all I need to. A lot of it is my funding. I really don't have what I need to do all the prospecting I want. I am hoping to have a great 1st quarter so I can set the rest of the year up.


Personally I hope to find someone that can put up with me that I want to be around. I always start with someone and I know going in its not the right person.. but in the last 20 years I have not really put my self out there so I am really trying to take more chance and not prejudge so much. Lately it hasn't worked but at least this year I has a few relationships versus just just having fun and not trying to commit to anything.




Well this is the 1st new blog of the year on the first.. hopefully I can do it everyday.. Im on the computer enough if Id just do the things I need to..lol.....

WORSE MORNING AS A REALTOR IN PANAMA CITY FLORIDA HOME SALES

Boy was working for 10 Minutes and got cussed out so bad.. and not even my customer did it. 

   Lets start from the begiining. I have the buyer on a short sale. They home has a renter in it. She has lived there for 3 years. Her husband died in this house about a year ago. Man is she so angry. 

   We got the approval on the 7th of Dec and they gave us till the 22nd to close.. 15 WHOLE days...So I am trying to get it all done. The renter is pissed because she has been trying to buy the house and her Realtor wasn't able to ge her financed.. Well I tried to schedule the appraiser she states she works and no one can come into the house till she gets home after 5pm when its dark. She has the gates to the yard padlocked...

   With the listing agents permission I take the hinges off the gate to get the appraiser in the yard out least to do most of it. He will have to go back before we close to view the inside. I am tring to get the home inspection done.. same thing..By the way she has 3 dogs..inside dogs at least.. Finally I get the listing agent to get me an appointment for 8am this morning for the home inspector. I get there about 5 mins early and a guy pulls up with a trailer and I assume its the home inspector.  so I walk over to him this lady comes running out the house WTF am I doing on HER property. That is a friend of mind to help me move since your evicting me.. She goes on the rampage scream and hollering at me. I walk away and sit back in my Car not saying anything. Next I get a call from the listing agent. Its 8:07 where is your inspector he is late. She has to leave and no one can get in the house if shes not there. I ask now you know a home inspection takes 3 hours she knew she had to be here til 11 or so because we cant stay in there alone right? Yes your right she says.. 

   Fianally the home inspector shows up late.. She is in the Garage loading things up and I walk up behind him and she is yelling at screaming at him hes late at her job she has to be punctual.. and all of a sudden she looks up at me and says what are you doing here I told you to get MY property. I remember you you were rude to be when I was talking to your people when you view ed the house. I said you dont need to scream at me. and WOWWWWW she just goes off. jumps in my face f this f that.. get the FFF of my property you don't need to be here with the inspector get the F out of here...all the way t my car... dang.....

   Two minutes later the inspector comes out to the car says I get her calmed down you know her husdand dieed here.. and so on and son on.. He said I got it from here Ill call you when Im done and let you know  how it is.....

God I have never been treated like this.......

   OMG and I thought it was over...lol...My home inspector just called me.. by time I got home made a few calls maybe 45 mins.. Said he was leaving there did the best he could do...Told me that he turned on the dishwasher for a cycle she turned it off he turned it back on  she turned it back off saying it was her water and he was not wasting any of it...he tried to turn the stove on same thing.. said she almost burnt herself on it..lol...he went to the bathroom to try and check the tub and she unscrewed the Shower head saying this was hers and she was taking down anything she ever put up in the 3 years she lived there....ughhhhhhh... will this day end???/

Next I have to go back Wed and do a walk thru I texted the listing agent and told her she could not be there when I did....

SINKING SHIP

Sometimes real estate makes you think your on a sinking ship....So many things can go wrong with a transaction and you usually don't have control over any of it..grrrrrr.......


I have two deals that were suppose to be closed already....first one is just a $8000 piece of land...Its a cash sale. I have the buyers....after they accepted the offer we were told that it had to be signed off by the court..as it was the daughter selling it and mom is in a home... now after 3 1/2 weeks I am told the brother has to sign off on it.. and that after that they have to get something from another county....and it could be middle of October before we close now... My people have a doublewide mobile home they bought to put on here and its just sitting there.. they live in Tallahasse work her and are driving back and forth everyday till we can get this done....first they were told 10 days then end of the month now maybe 3 more weeks.. grrrrrrrr.....

Next I have a family who was transferred here to Tyndall AFB. we made an offer middle of Aug.. they accepted..its a Va loan...the wife moved her with the kids so they would not have to move once school started and rented a mobile home...she hates it and wants  to move into her home..10 days ago the house flunked the VA inspection...5 ltiile things needed to be done. We were told that they would be done by last wed...so Thurday I called the listing agent...she said she hadnt got someone to do them yet it would be the weekend before they could get to it and it would be finished... monday the VA inspectors go back out... not 1 thing has been done.. not one!!!! and no call form the listing agent nothing... They charge $100 for everytime they have to go out.. so now we paid extra for nothing and will have to pay again... I wrote her and called her no return calls or emails.. so I get all my tools together along with the report and head 30 miles to this house to do it myself....when I get there load and behold two young kids are there doing the work.. now the realtor knows the work has to be done by a licensed contractor....and we have to have an invoice to prove the work has been done.. once again I call her.. ring.. ring.. voicemail... I leave a message.....still no call back...Now my people will have to pay another months rent because no way we can close by Friday....plus they have to pay 200 extra for reinspection which unless re can prove a licensed contract did the work as it involved electrical and ac stuff they probably wont take......HOW DO THEY STAY IN BUSINESS???????? DO THEY NOT WANT TO SELL ANYTHING??? GRRRRRRR

GREAT LISTING FOR HOME IN PANAMA CITY FOR SALE

Been an ok week so far. Git a new listing for a nice house for sale. The address is 2414 Oaktree Ct in Panama City. Mice 3 bedroom 2 both brick house..Huge yard..Large living room with fireplace...huge kitchen.. What more can you ask for?

Have 3 people that I have been working with coming into town in the next week to look at condos. Got a contract on a listing of mine both sides...Things are still going...Home prices still are dipping a bit but as long as sales go I dont care. Just means I have to do more numbers.

I had cancelled Home Gains which gets people to your Internet because they could show me the actual numbers that they were charging me for....Well I guess I have to admit my mistake...My hits on my site dropped from the 100's to the teens daily. Plus I had only 1 registered new user in two weeks....In the two months I used it I had over 40 people register and actually sold two homes from them....Guess I'll have to keep spending the $150/mo.

My son Zach finally came back.. after 4 horrible games he thru 2 innings of 1 hit ball.. thats awesome after giving up 14 runs in his last 4 appearances. Hope he keeps it Figured out. Would love to see make it to the bigs....

Staying steady In panama city beach Real Estate

Friday afternoon I finally got that mobile home Short sale done...woooooo... Had two calls on my listings. 307 east ave and 311 tiki dr....Not sure they will amount to much. I got an answer on my Duplex I am trying to buy.. The listing agent didnt put my offer in right and they accepted what he put in but I wouldnt accept that. I made him re submit my offer. Drove to Bradenton Friday night 7 hours. Got in a 2am up at 8 to see my son pitch which he didnt and drove all the way back to panama city.. long day....Sunday had to show a home.. Then hit Newby's had 3 bloody mary's went home and slept for 3 hours..lol....niow I am wide awake.....go figure

WHEN WILL THE RAIN STOP PANAMA CITY BEACH FL

God its been rainning all week. I cant remember the last time the weather pattern was like this here. BUT woke up this morning.. beautiful blue skies...walked the bright white sand beaches...put my toes into the 80 degree emerald blue waters.....hmmm...My short sale still hasnt funded.. finally got all the papers then the bank complained about 2 things..grrrr. will this deal ever be over?????? Well off to chase the wind..

Home sales In Panama City have been slow

This has been a long week so far. Got back Monday still no package back from my Mobile Home deal.. Been going round and round on this all week....Just wearing me out. Supposedly today he called and said it was in the fed ex box again..lol....I hope it gets here and its done right....Still working on my buyers short sale in Callaway at 22 W Cooper. Hope this one goes much better...The listing agent seems to be on it. Tuesday got my approval on a short sale condo in Panama City beach in trying to buy. Hopefully I can get the financing on it now. Id love to get out of the place Im living now. Got most of my expired letters out this week. had 1 listing appointment havent heard back from her yet.
 Zach is having another bad week in his quest for making the Atlanta Braves...Hopefully he can pull this out. It is such a dream of his and he has a great oppurtunity. I wish I new how to help him more other then mentally. I don't know a thing about pitching..

MATTERS OF THE HEART

MATTERS OF THE HEART are the most important things in life and work. If your heads not on straight you cant focus or preform as you should.

Thursday afternoon I found out my son had exploded in his work efforts. He pitched .1 of an inning giving up 5 runs and 2 BB and 2WP...That was his second bad game in a row. I called him he sounded down so I jumped in my car and drove 6 hours to see him in Orlando Fl. I took him out for a few days after ball making sure his confidence was brought back up to speed.  We had a good relaxing weekend and when I left I felt for sure he will be an ace on the mound Mon or Tue when he pitches next. It hard first year playing professional ball.. He  had made 6 awesome appearence up till last week. I told him this would come eventually...The big boys always catch up to you sooner or later.

On the work level my seller for the short sale still hasnt gotten his paperwork back to me, and her all along I thought his wife was the only problem..grrr. GMAC is gonna kill me soon if I dont get this done. I also had a call for a listing appointment Monday Morning wooo......

RIDING THE PINE

To day I felt like a pitcher in the big leagues... waiting for me to get the call to come in and close. I worked from home all day today. The husband on my short sale did not get his package in the mail on time. It wont be here till Friday now. GMAC is so gonna have a fit....This was suppose to be done last Thursday... Tomorrow we close on my 1805 White Western  woo... Both sides to this one at 162K.....Ill take it everyday......A person I had an appointment with for Saturday Aug 6th cancel said he found a different property....One buyer who made an offer thru another agent hadnt responded to our counter... guess that ones gone........But my other deal is moving along ok...hope to close before the end of Aug....

My phone hasnt been ringing much this week. I have had a few leads from my wedsite but with Chasing these closings I havent had time to really follow up good enough.....I have to work in the office Thursday Afternoon hope I get a few floor calls.

One client who leased to own one of our homes thru me last year said he is walking away and losing his 10K downpayment...GRRRRRRRR I dont get a penny of it...now I have to sell the 320K home for what the market is at now probably closer to 270K....The Broker gets to keep all the 28K he has paid in so far.....

Oh well......guess I should of found a better buyer..lol..........Till tomorrow.......sweet dreams

Sale Sale Sale HOMES FOR SALE PANAMA CITY BEACH

I had a great weekend. A friend from Indiana came in. It rained most of the weekend. Had to show a few homes Saturday but then went Took Kelly to the Sherlock's Mystery Theater. It was my second time there and was as good as the first. Then Sunday I had to show a house in Southport in the morning. Was suppose to go Deep Sea Fishing out of Treasure Island Marina here in Panama City Beach with Captain Rick. Two O clock I'm there with my friends waiting to go. I call him and he said who are you? You dint have a trip.. I said we talked Wed and I made a reservation for 1/2 trip  2 Sunday. He said hold on..left me on hold for a few minutes and came back and said dang I see my note now I forgot to write you in. The he said well I cancelled all my trips this weekend because of the weather. Now it had cleared up and was nice. the gulf was flat at this time. I was so embarrassed I promised my fried Id take her fishing since she had never been to Panama City before plus it was the last day of snapper fishing. Even rescheduling the trip ypou couldnt catch snapper till next year. That really sucked. he could of called or something we could of booked another boat as all the other bats were going out. These boat captian bitch and Bitch how business is down and they are filing claims with BP for lost wages and they dont even want to work. Unfortunitly I have to go with him again because this was a trip I won in an auction to raise money for an 11 year old boy with cancer last month. I had bought it particually for this weekend. 

Well Monday I was running around with my head cut off, trying to get my two closings that were suppose to happen last week done.One had failed the water test so i was getting another sample. Had to run the well for two hours to flush it. Next one is the short sale that has been going on since February. The husband served the wife with divorce papers the day before closing. Now she was refusing to sign the papers. GRRRRR.  

Zach Pitched today for the GCL Braves.. didnt do very good. 1 inning 2 runs 5 hits and only 1K..I kinda got on him trying to push him...He doesnt get to pitch but like every 4 days and I think he is not staying focused. in 2 games his ERA jumpped from 0.00 to 4.15

Finally on Tuesday My second sample came back good so we can close. wooo Had to mail out all the packages to the buyers and sellers since they all left Friday when we didnt close. Then by luck Ms Sanders answered the phone today. I explained the consequences of her not signing the papers. We had a legal binding contract she could be sued. The house was just about to go into foreclosure as a paymenT hadnt been made in a year and that would ruin her credit. She said she didnt know a notary and didnt have the money to pay one to notorize her signature. I got on the internet found a Mobile Notary in New Orleans and sent him the papers and got him to go to her home at 6pm today to get everything signed and sent back....

At 635 Roger called me it was all done and in the Fed Ex Box.. Cost me $150 out of my pocket to get this done but I had to do it.  Well I should get paid Thgurday on both my closing... I hope..lol..... Got an accepted contract today also on an $80K home. Nothing to brag about but a dollars a dollar.....

Who said Real Estate was easy money????????? Every Deal latley is a jumping thru hoops expierence....

NOT A GREAT DAY FOR SALE OF PANAMA CITY HOMES

Was suppose to have a closing today. First they called yesterday said we needed a water sample, today the water test fl;unked. then I get a call from the bank ther incoime has to be reviewed now..so to say we didnt close. Then on my close from wed the seller was suppose to sign and next day back his package..well it didnt come.....my 8K week turned into a zero week with a ton of running around..grrrr Dinner tonight with friends at Carrabarra's   was great...

CLOSING ON 2525 WALKULLA

CLOSING ON 2525 WALKULLA today. I had the Listing and Selling side of this deal. This is the Mobile home that has been a nightmare.. now if only it will fund. I had the offer accepts today on 22 Cooper Rd that we made yesterday....So it wasnt such a bad day professionally. ....But my son Zach pitching for the GCL Braves kinda blew up today giving up 5 hits and 2 runs in 1.2 innings. These are the first runs he has given up since April. It had to happen sooner or later....well off to bed got a long great day tomorrow...
