1 Minute to late..Seems that is the way its been in Panama City Real Estate lately. I was out showing this couple property till 8 pm last night. We have made offers on 3 houses already, and all three as soon as I get contracts in to them they say we just got an approved offer on it. Yet they still sit in the MLS as active for days. The first one they saw yesterday we ended up going back this morning and looking at it a second time. They wanted to make an offer on it. They said you sure its still available. I said well its been on the market for 379 days and I looked on my I Phone and checked the MLS and it said it was. So we went to the office and did an offer I emailed it to the agent and my phone rings. LOL GUESS WHAT...yes she says I'm sorry Joel we got an offer early this morning and the bank signed off on it. Now this was at 9:37.
I don't know if its me or them..One of us is jinxed..lol... THAT WAS HOW THE DAY STARTED.
I have this short sale I have been working on since 1 Nov. It is with Hancock bank a newer Bank in our area. The FDIC closed one of the big local banks here and brought Hancock in from LA to take it over. Well the original loan is from Peoples Bank the old bank. They said they do not work the short sales from Peoples but out source them to this company...but they couldnt give me a phone number or contact for this company.. I started with bthe local branches and ended up at the main branch in LA and finally got a contact number right at Thanksgiving. They called and said I had to get a form signed of course from the owner saying they could talk with me. I got that to them the next day. I called and had to send the letter 4 times before they said they got it.. Finally on Dec 8th I got an email with a list of what they needed. I got it together and sent it to them on the 10th. I have been calling everyday to make sure they have it. The switchboard wont let you talk to the person working on it all they say is Its being processed and not complete yet..
Well today I got kinda shitty and finally got to a supervisor. He swore he would find out whats going on and get right back to me. That was at about 1030 this morning..Finally around three I called back and kinda got more uppity. At 430 finally a Karen calls me and says "we cant process your file yet we are missing a few papers". So I asked what she needed as I number each page of my file and I know I sent them everything on the list. lol she says we need the last 2 months bank statements I said you have them. she said no they are for Sept Oct and I said yes you have been working this since Nov1. she says no Im working it now and I have to have Nov and Decembers also I need a New YTD P & L for 2012 now.. lol we are 4 days into the year....GRRRRR oh and it has to be notorized by a accountant..lol......
NICE MORNING I'D SAY...this is what happens in Real estate lots of ups and downs....
Now for the afternoon...... It actually was pretty good. I got a listing appointment for Friday at 2 and I got a call From a guy in VA that wants some commercial property and is gonna make an offer he says on something. I sent him some blank contracts....woooo them My guy I have been working on a MILLION DOLLAR PENTHOUSE CONDO ON THE BEACH called and touched base with me saying he ways just days away from making an offer. He met with his account and should do something before the middle of next week......Man that made the whole day awesome!!!!!!
Left work about 4 took a bottle of wine over to a friends work had a beer with her came home to a mess..lol.. dog had peed all over his room...I tried to act mad because I don't want him to go it often..but he was alone since 730 this morning to about 6 I couldnt hold it that long..lol......
I am so glad at least there is action..seems real estate here is starting to pick up again....I need 4 mil this year in sales somehow!!!!!!!!
