WORSE MORNING AS A REALTOR IN PANAMA CITY FLORIDA HOME SALES

Boy was working for 10 Minutes and got cussed out so bad.. and not even my customer did it. 

   Lets start from the begiining. I have the buyer on a short sale. They home has a renter in it. She has lived there for 3 years. Her husband died in this house about a year ago. Man is she so angry. 

   We got the approval on the 7th of Dec and they gave us till the 22nd to close.. 15 WHOLE days...So I am trying to get it all done. The renter is pissed because she has been trying to buy the house and her Realtor wasn't able to ge her financed.. Well I tried to schedule the appraiser she states she works and no one can come into the house till she gets home after 5pm when its dark. She has the gates to the yard padlocked...

   With the listing agents permission I take the hinges off the gate to get the appraiser in the yard out least to do most of it. He will have to go back before we close to view the inside. I am tring to get the home inspection done.. same thing..By the way she has 3 dogs..inside dogs at least.. Finally I get the listing agent to get me an appointment for 8am this morning for the home inspector. I get there about 5 mins early and a guy pulls up with a trailer and I assume its the home inspector.  so I walk over to him this lady comes running out the house WTF am I doing on HER property. That is a friend of mind to help me move since your evicting me.. She goes on the rampage scream and hollering at me. I walk away and sit back in my Car not saying anything. Next I get a call from the listing agent. Its 8:07 where is your inspector he is late. She has to leave and no one can get in the house if shes not there. I ask now you know a home inspection takes 3 hours she knew she had to be here til 11 or so because we cant stay in there alone right? Yes your right she says.. 

   Fianally the home inspector shows up late.. She is in the Garage loading things up and I walk up behind him and she is yelling at screaming at him hes late at her job she has to be punctual.. and all of a sudden she looks up at me and says what are you doing here I told you to get MY property. I remember you you were rude to be when I was talking to your people when you view ed the house. I said you dont need to scream at me. and WOWWWWW she just goes off. jumps in my face f this f that.. get the FFF of my property you don't need to be here with the inspector get the F out of here...all the way t my car... dang.....

   Two minutes later the inspector comes out to the car says I get her calmed down you know her husdand dieed here.. and so on and son on.. He said I got it from here Ill call you when Im done and let you know  how it is.....

God I have never been treated like this.......

   OMG and I thought it was over...lol...My home inspector just called me.. by time I got home made a few calls maybe 45 mins.. Said he was leaving there did the best he could do...Told me that he turned on the dishwasher for a cycle she turned it off he turned it back on  she turned it back off saying it was her water and he was not wasting any of it...he tried to turn the stove on same thing.. said she almost burnt herself on it..lol...he went to the bathroom to try and check the tub and she unscrewed the Shower head saying this was hers and she was taking down anything she ever put up in the 3 years she lived there....ughhhhhhh... will this day end???/

Next I have to go back Wed and do a walk thru I texted the listing agent and told her she could not be there when I did....

SINKING SHIP

Sometimes real estate makes you think your on a sinking ship....So many things can go wrong with a transaction and you usually don't have control over any of it..grrrrrr.......


I have two deals that were suppose to be closed already....first one is just a $8000 piece of land...Its a cash sale. I have the buyers....after they accepted the offer we were told that it had to be signed off by the court..as it was the daughter selling it and mom is in a home... now after 3 1/2 weeks I am told the brother has to sign off on it.. and that after that they have to get something from another county....and it could be middle of October before we close now... My people have a doublewide mobile home they bought to put on here and its just sitting there.. they live in Tallahasse work her and are driving back and forth everyday till we can get this done....first they were told 10 days then end of the month now maybe 3 more weeks.. grrrrrrrr.....

Next I have a family who was transferred here to Tyndall AFB. we made an offer middle of Aug.. they accepted..its a Va loan...the wife moved her with the kids so they would not have to move once school started and rented a mobile home...she hates it and wants  to move into her home..10 days ago the house flunked the VA inspection...5 ltiile things needed to be done. We were told that they would be done by last wed...so Thurday I called the listing agent...she said she hadnt got someone to do them yet it would be the weekend before they could get to it and it would be finished... monday the VA inspectors go back out... not 1 thing has been done.. not one!!!! and no call form the listing agent nothing... They charge $100 for everytime they have to go out.. so now we paid extra for nothing and will have to pay again... I wrote her and called her no return calls or emails.. so I get all my tools together along with the report and head 30 miles to this house to do it myself....when I get there load and behold two young kids are there doing the work.. now the realtor knows the work has to be done by a licensed contractor....and we have to have an invoice to prove the work has been done.. once again I call her.. ring.. ring.. voicemail... I leave a message.....still no call back...Now my people will have to pay another months rent because no way we can close by Friday....plus they have to pay 200 extra for reinspection which unless re can prove a licensed contract did the work as it involved electrical and ac stuff they probably wont take......HOW DO THEY STAY IN BUSINESS???????? DO THEY NOT WANT TO SELL ANYTHING??? GRRRRRRR

GREAT LISTING FOR HOME IN PANAMA CITY FOR SALE

Been an ok week so far. Git a new listing for a nice house for sale. The address is 2414 Oaktree Ct in Panama City. Mice 3 bedroom 2 both brick house..Huge yard..Large living room with fireplace...huge kitchen.. What more can you ask for?

Have 3 people that I have been working with coming into town in the next week to look at condos. Got a contract on a listing of mine both sides...Things are still going...Home prices still are dipping a bit but as long as sales go I dont care. Just means I have to do more numbers.

I had cancelled Home Gains which gets people to your Internet because they could show me the actual numbers that they were charging me for....Well I guess I have to admit my mistake...My hits on my site dropped from the 100's to the teens daily. Plus I had only 1 registered new user in two weeks....In the two months I used it I had over 40 people register and actually sold two homes from them....Guess I'll have to keep spending the $150/mo.

My son Zach finally came back.. after 4 horrible games he thru 2 innings of 1 hit ball.. thats awesome after giving up 14 runs in his last 4 appearances. Hope he keeps it Figured out. Would love to see make it to the bigs....

Staying steady In panama city beach Real Estate

Friday afternoon I finally got that mobile home Short sale done...woooooo... Had two calls on my listings. 307 east ave and 311 tiki dr....Not sure they will amount to much. I got an answer on my Duplex I am trying to buy.. The listing agent didnt put my offer in right and they accepted what he put in but I wouldnt accept that. I made him re submit my offer. Drove to Bradenton Friday night 7 hours. Got in a 2am up at 8 to see my son pitch which he didnt and drove all the way back to panama city.. long day....Sunday had to show a home.. Then hit Newby's had 3 bloody mary's went home and slept for 3 hours..lol....niow I am wide awake.....go figure

WHEN WILL THE RAIN STOP PANAMA CITY BEACH FL

God its been rainning all week. I cant remember the last time the weather pattern was like this here. BUT woke up this morning.. beautiful blue skies...walked the bright white sand beaches...put my toes into the 80 degree emerald blue waters.....hmmm...My short sale still hasnt funded.. finally got all the papers then the bank complained about 2 things..grrrr. will this deal ever be over?????? Well off to chase the wind..

Home sales In Panama City have been slow

This has been a long week so far. Got back Monday still no package back from my Mobile Home deal.. Been going round and round on this all week....Just wearing me out. Supposedly today he called and said it was in the fed ex box again..lol....I hope it gets here and its done right....Still working on my buyers short sale in Callaway at 22 W Cooper. Hope this one goes much better...The listing agent seems to be on it. Tuesday got my approval on a short sale condo in Panama City beach in trying to buy. Hopefully I can get the financing on it now. Id love to get out of the place Im living now. Got most of my expired letters out this week. had 1 listing appointment havent heard back from her yet.
 Zach is having another bad week in his quest for making the Atlanta Braves...Hopefully he can pull this out. It is such a dream of his and he has a great oppurtunity. I wish I new how to help him more other then mentally. I don't know a thing about pitching..

MATTERS OF THE HEART

MATTERS OF THE HEART are the most important things in life and work. If your heads not on straight you cant focus or preform as you should.

Thursday afternoon I found out my son had exploded in his work efforts. He pitched .1 of an inning giving up 5 runs and 2 BB and 2WP...That was his second bad game in a row. I called him he sounded down so I jumped in my car and drove 6 hours to see him in Orlando Fl. I took him out for a few days after ball making sure his confidence was brought back up to speed.  We had a good relaxing weekend and when I left I felt for sure he will be an ace on the mound Mon or Tue when he pitches next. It hard first year playing professional ball.. He  had made 6 awesome appearence up till last week. I told him this would come eventually...The big boys always catch up to you sooner or later.

On the work level my seller for the short sale still hasnt gotten his paperwork back to me, and her all along I thought his wife was the only problem..grrr. GMAC is gonna kill me soon if I dont get this done. I also had a call for a listing appointment Monday Morning wooo......

RIDING THE PINE

To day I felt like a pitcher in the big leagues... waiting for me to get the call to come in and close. I worked from home all day today. The husband on my short sale did not get his package in the mail on time. It wont be here till Friday now. GMAC is so gonna have a fit....This was suppose to be done last Thursday... Tomorrow we close on my 1805 White Western  woo... Both sides to this one at 162K.....Ill take it everyday......A person I had an appointment with for Saturday Aug 6th cancel said he found a different property....One buyer who made an offer thru another agent hadnt responded to our counter... guess that ones gone........But my other deal is moving along ok...hope to close before the end of Aug....

My phone hasnt been ringing much this week. I have had a few leads from my wedsite but with Chasing these closings I havent had time to really follow up good enough.....I have to work in the office Thursday Afternoon hope I get a few floor calls.

One client who leased to own one of our homes thru me last year said he is walking away and losing his 10K downpayment...GRRRRRRRR I dont get a penny of it...now I have to sell the 320K home for what the market is at now probably closer to 270K....The Broker gets to keep all the 28K he has paid in so far.....

Oh well......guess I should of found a better buyer..lol..........Till tomorrow.......sweet dreams

Sale Sale Sale HOMES FOR SALE PANAMA CITY BEACH

I had a great weekend. A friend from Indiana came in. It rained most of the weekend. Had to show a few homes Saturday but then went Took Kelly to the Sherlock's Mystery Theater. It was my second time there and was as good as the first. Then Sunday I had to show a house in Southport in the morning. Was suppose to go Deep Sea Fishing out of Treasure Island Marina here in Panama City Beach with Captain Rick. Two O clock I'm there with my friends waiting to go. I call him and he said who are you? You dint have a trip.. I said we talked Wed and I made a reservation for 1/2 trip  2 Sunday. He said hold on..left me on hold for a few minutes and came back and said dang I see my note now I forgot to write you in. The he said well I cancelled all my trips this weekend because of the weather. Now it had cleared up and was nice. the gulf was flat at this time. I was so embarrassed I promised my fried Id take her fishing since she had never been to Panama City before plus it was the last day of snapper fishing. Even rescheduling the trip ypou couldnt catch snapper till next year. That really sucked. he could of called or something we could of booked another boat as all the other bats were going out. These boat captian bitch and Bitch how business is down and they are filing claims with BP for lost wages and they dont even want to work. Unfortunitly I have to go with him again because this was a trip I won in an auction to raise money for an 11 year old boy with cancer last month. I had bought it particually for this weekend. 

Well Monday I was running around with my head cut off, trying to get my two closings that were suppose to happen last week done.One had failed the water test so i was getting another sample. Had to run the well for two hours to flush it. Next one is the short sale that has been going on since February. The husband served the wife with divorce papers the day before closing. Now she was refusing to sign the papers. GRRRRR.  

Zach Pitched today for the GCL Braves.. didnt do very good. 1 inning 2 runs 5 hits and only 1K..I kinda got on him trying to push him...He doesnt get to pitch but like every 4 days and I think he is not staying focused. in 2 games his ERA jumpped from 0.00 to 4.15

Finally on Tuesday My second sample came back good so we can close. wooo Had to mail out all the packages to the buyers and sellers since they all left Friday when we didnt close. Then by luck Ms Sanders answered the phone today. I explained the consequences of her not signing the papers. We had a legal binding contract she could be sued. The house was just about to go into foreclosure as a paymenT hadnt been made in a year and that would ruin her credit. She said she didnt know a notary and didnt have the money to pay one to notorize her signature. I got on the internet found a Mobile Notary in New Orleans and sent him the papers and got him to go to her home at 6pm today to get everything signed and sent back....

At 635 Roger called me it was all done and in the Fed Ex Box.. Cost me $150 out of my pocket to get this done but I had to do it.  Well I should get paid Thgurday on both my closing... I hope..lol..... Got an accepted contract today also on an $80K home. Nothing to brag about but a dollars a dollar.....

Who said Real Estate was easy money????????? Every Deal latley is a jumping thru hoops expierence....

NOT A GREAT DAY FOR SALE OF PANAMA CITY HOMES

Was suppose to have a closing today. First they called yesterday said we needed a water sample, today the water test fl;unked. then I get a call from the bank ther incoime has to be reviewed now..so to say we didnt close. Then on my close from wed the seller was suppose to sign and next day back his package..well it didnt come.....my 8K week turned into a zero week with a ton of running around..grrrr Dinner tonight with friends at Carrabarra's   was great...

CLOSING ON 2525 WALKULLA

CLOSING ON 2525 WALKULLA today. I had the Listing and Selling side of this deal. This is the Mobile home that has been a nightmare.. now if only it will fund. I had the offer accepts today on 22 Cooper Rd that we made yesterday....So it wasnt such a bad day professionally. ....But my son Zach pitching for the GCL Braves kinda blew up today giving up 5 hits and 2 runs in 1.2 innings. These are the first runs he has given up since April. It had to happen sooner or later....well off to bed got a long great day tomorrow...

ANOTHER OFFER ON A HOME FOR SALE IN PANAMA CITY FLORIDA

ANOTHER OFFER ON A HOME IN PANAMA CITY FLORIDA. Today started out kinda hectic. I had out monthly meeting at 10 am this morning. Having stayed up late play poker with friends and not being a morning person anyway I was dragging a bit this morning. I got to the office a bit early to try and get a few things started before our meeting.

As soon as I sat at my desk Judy, one of the other Realtors, walks up and say do you have your idea to share today. I said what Idea..lol...I forgot we were suppose to all do a presentation on something to help the others in our office out. So I scrambled around the internet and found a few good ideas. How to follow up with your customers better and spend the first 2 hours of your day prospecting. Prospecting could be as simple as calling old customers and just saying hi. Then at the end ask them if they know of anyone looking to sell or purchase a home.

During the meeting my phone was ringing off the hook. I am suppose to have two closings this week. One Wed and One Friday. The Wed one is my mobile home people and they havent got me the power of attorneys to get the titles so we can close. I hate selling MOBILE HOMES...  I called them all day and never got an answer or a returned call.....They are wearing me out. The other one is going pretty smoth should close without a hitch.

I had showings yesterday afternoon with a new customer. Today he wanted to look at a few more homes. He is STATIONED AT TYNDALL AFB here in PANAMA CITY. Just had been transferred in and was trying to get a home now so his family could move down. Just a little starter home under 100K. Well we found one this afternoon he liked and we are making an offer on it. Its A short sale here in panama city. Should take a few weeks but will get done.

I have two other deals working, one on my LISTING and one I have the BUYER. The listing an offer was made we are still negotiating. The other is a CONDO AT PANAMA CITY BEACH. They wont counter our offer....GRRRRRR..

Sunday at Panama City Beach

Today wasnt much of a day. I had an appointment at 1 to show 2 homes in Bay Point. The wife didnt like the neighborhood, said it was to busy for her. Other then that alls I did was clean house for a friend is coming to stay next weekend and I need lots of work done..lol

LONG TIME NO SEE

LOL I know its been 10 days Crystal..lol,....Been a long 10 days. Spent 4th of July weekend in Orlando watching my son Zach Pitch. Got back Tuesday and its been a long week. The traffic has been horrible here in Panama City Beach. Showed several Houses and Condo's this week. I got an offer from one of by buyers on a condo at Emerald Beach. It still is being negotiated no sale yet. I had an offer On my listing on East Ave.. still Negotiating that one too. The girl I hired to do my mailing cant do them so I have to get on them again. Zach Pitched again WEd 2 inning 1 hit 1K no runs. So far thgis season he has pitched 6 innings 5K 1H 1BB no runs.. He is doing so awesome. Today I showed houses all day in the city. Tonight I went to the Baypoint Billfish Tournament. It was so hot!! But they was some good size fish that came in 2 over 100lbs tuna's 40lbs dolphin, 460 lbs blue marlin. I need to catch one of those..lol...well of to bed now...

FREE MONEY CONDO'S FOR SALE PANAMA CITY BEACH FLORIDA

Yesterday I got FREE MONEY CONDO'S FOR SALE PANAMA CITY BEACH FLORIDA. When I was at Cary NC for my son Zach Jadofsky's college world series with the UNIVERSITY OF WEST FLORIDA I had had a customer I was working with. This was a lead off my website. He was coming into town that Saturday to look at 4 condo's out of the ones I had sent him. I never believed we would make it to the championship game so I had set appointments for him to come in that Saturday. Well Thursday when we qualified for the final game I called my broker. Told her I had a buyer coming in. I had given referrals like this to other Realtors at our firm and they had not closed any. I told her he was coming to buy would she please take good care of him since I could not be there. Well she did and they put an offer in.. and they just closed..woooooo...I made $1000 while on vacation..

I had one agent say to me while I was talking about it, You didn't make $1000 you lost $3000...lol....I said how do you figure that? I was where I wanted to be.. I saw my son make history...I had never met this person in person just emails back and forth off a registered person to my website...If I had not stayed to watch my son win a National Championship, I would of regretted it the rest of my life and it was worth more then any money can buy.. If my broker had not taken care of him and I had to blow him off to another day he probably would of come and bought from another Realtor and what would I have got???

I guess this is the difference between a person who thinks the glass is half full and one that is half empty....

JUST A REGULAR DAY AT THE OFFICE

Today was kinda boring. Worked office in the morning. Phone hardly rang. Still working on getting the titles for my one MOBILE HOME CLOSING. Ordered survey and elevation certificate for another closing. Hired Erica to do my expired letters since I have been slacking so much on them..

Went home around 1 and visited with my son. My phone never rang for work stuff all afternoon..ughhhh.... Took my son to see the hypnotist Mike Harvey. It was funny. Had one guy take his shoes and socks off put his shoes on and his socks over them..

My son Zachary who playes minor league ball for the braves acalled me he got to close and pitch one inning last night. Faced 3 batters 1K no hits or walks..wooooo


Well here is hoping today will be more productive.

CAPE SAN BLAS HOMES FOR SALE. Sunday was fun personally but not any work. My son Jake came into town. We went dune buggy riding and then to a movie. Today I had to get up early. Had to meet my doctor from ATLANTA in CAPE SAN BLAS to show him some GULF FRONT HOMES he wanted to see.. We looked at 5 homes. Only one really caught his eye. I called about it and load and behold it had an offer on it already.. Why they didnt tell me that when I called to show it I dont know.. and still active in the MLS...The Listing Agent told me to put a backup on it.. lol yea right.. so we can wait 90 days to see if there short sale goes through or not and keep my buyer off the market.. No way ...So now he is thinking of making an offer again on the GULF FRONT HOME at INLET BEACH. He is talking about offering $500K on a house listed for 1.4 mil.... well gonna sit home and watch South Carolina Gamecocks against Florida Gators in the COLLEGE WORLD SERIES tonight.

ANOTHER GREAT DAY FOR A PANAMA CITY REALTOR

Friday was another busy day. I started at 830 in the morning meeting a couple from Atlanta who came to PANAMA CITY BEACH to look at CONDO'S FOR SALE. We looked till 230 pm. Man it was so hot too. We had 2 that we showed up to that we couldnt get in because someone had rented them the night before. I wish they would call you when this happens, instead of making you waste your gas and clients time. 

Then the GREAT NEWS.. my younger son Jake texted me that his Brother Zach Jadofsky had finally pitched in his first professional game ever and got the win..wooo......   Zach came in his team down 4-3 and pitched 2 scoreless inning striking out two, and his team came back and put up 3 runs in the 8th and 9th to win 6-4. 

This morning we went back and looked at a few condo's again and my clients made an offer on one.. Hope it gets accepted...

Tonight their is a new theme restaurant here I am going to Sherlock's Mystery Dinner Theatre,  tonight its dinner and a western murder mystery..

 

CONDO'S ARE STILL HOT IN PANAMA CITY BEACH FLORIDA

Today was an up and down day. The couple I spent all day monday and twesday morning with emailed me today. They decided to buy a condo..Just not one I showed them :( They decided to buy the one that was not GULF FRONT here in PANAMA CITY BEACH that their friend sent them to see. Cant win them all. 

But then at 730 am this morning my phone rang. I thought maybe somethingw as wrong with one of my kids. It was a local lawyer he wanted to see one of the GULF FRONT CONDO's I had listed as an OWNER FINANCE AVAILABLE. We first made plans for noon, but around 930 he called said a client had cancelled and asked could we meet now. I have a couple coming in from ATLANTA GA Friday and Saturday to look at OWNER FINANCED GULF FRONT CONDO'S and was making appointments for them so I had not showered yet. I told him I would meet him in Half an hour, jumped into the shower, shaved and dressed in 15 minutes and was off. 

He took about 30 minutes looking over the condo and said he liked it. He started to talk about the OWNER FINANCING and I stopped him. I told him I didnt want to get in the middle of that I would have my sell call him and they could haggle over the particulars. My seller said they talked for almost an hour about a bunch of stuff and he told him he would get back to him tomorrow. 

After I finished with him I headed back home. I had to get all these appointments set for my next couple coming tomorrow, and GOD you don't know how hard that is. I called several of the listings and they are booked till August!!! Why people put these on the PANAMA CITY MLS for sale when you cant show then Ill never understand. These were all OWNER FINANCED GULF FRONT CONDO'S and they say motivated seller....how motivated are they if you cant show them for 2 months???? Then you have the Realtors you call and they never call you back. You have to call and call until you happen to get them to answer the telephone. It literally took me from noon till 5pm to make appointments or not at 8 GULF FRONT CONDO's. And you wonder why sometimes we get cranky.... 

I also have 3 closing scheduled I had to do work on. I have one seller wont get me the titles to his Mobile home so we can get a closing set. This is a SHORT SALE and has been going on since February. Then I had to order a SURVEY for another deal I have suppose to close 1st of the month. Then on a GULF FRONT CONDO at MAJESTIC in PANAMA CITY BEACH that is a FORECLOSURE, the listing agent sent the wrong papers and I had to email the buyer a whole new set of documents to sign and mail back...

I had plans for tonight so I never got my mailouts done. Thursday night here in PANAMA CITY BEACH PIER PARK has it SUMMER CONCERTS IN THE PARK. I always go out there and sit with friends and listen to the bands play. Its always a fun and relaxing evening.  Well its 1130 pm time to hit the sack. Have to get up bright and early to go try and make another sale.

HOT DAY IN PANAMA CITY BEACH

Tuesday was very hot here. My day started early. I had A custome that I worked with on Monday wanted to see a few more 2 BEDROOM GULF FRONT CONDO'S. We met at 9am and spent about 2 hours looking thru them. They had to check out of there hotel and head back to Brirmingham AL. They seemed interested in a few..Fingers crossed they call and make an offer on one....I was suppose to work floor but hey yoiu know sales first..lol...When I finished I headed to the store.. really didnt to much accomplished there. A friend called and we talked for a long time....I never got my expired letters done.. then about 4 I headed home.. Friends ended up calling and went over to play poker.. Won $104 wooooooo....

We’ve all been wondering how condo sales were going to do this year after last year’s oil spill mess.  Well, so far, quarter 2 condo sales are pacing to have an astounding 44% increase over last year.  Yes, that’s a 4, paired with an 4 and a percentage sign.  Condo sales are up 44% this year over last.

How many condos were sold.

Looking from April 1 through today, there have been 262 CONDOS sold on PANAMA CITY BEACH according to the Panama City MLS.  During the same period in 2010, there were a total of 182 condos sold.  Many expected and speculated that sales this year over last would be higher because of the negative effects from the oil spill, but 44% is staggering.

If we take the total number of condos sold, and divide it by the number of days in the period, and multiply it by the number of days left in Q2 2011, then add that number to 262, then at this point, we’re pacing to sell 294 condos for the second quarter period 2011.  During Q2 2010 there were 215 condos sold – this would still put us at a 37% increase over last year.

PANAMA CITY CONDOS FOR SALE!!!  TODAY WAS A GREAT DAY!!! My phone started ringing at 9 am this morning. An add for a condo I have at TWIN PALMS caught a prospected buyers eye. It was more then he wanted to spend when I told him the price. So I asked what are you looking for he said he drove down here from BRIMINGHAM AL to look at a condo a friend of his has at LAKETOWN WARF. We discussed that that building was in recievership and it had to be a cash sale as no banks would finance in a building that was in bankruptcy. After talking we made an appointment to look at some GULF FRONT CONDOS her in PANAMA CITY BEACH FL. So I met him at 1 and we looked at 2 condos and made an appointment to look at 6 more tuesday morning. He has 150K to spend and wants a 2 bedroom. If he can get a GULF FRONT CONDO for what he could the other off the GULF he would be interetsed....Great way to start the day.

I finished with him and had another call while I was with him on another place I have at the beach listed. I showed them that one at 3. I think they are gonna make an offer tomorrow.

Then at 4PM my phone rang again. It was a call off of a GULF FRONT CONDO FOR SALE I have at PINNACLE PORT in CARRILON. He said he was here on vacation and saw it and was interetsed in seeing it. I told him Id have to call him back I had to see if there was renters in ther. I was lucky there wasnt I told him I would meet him in 30 minutes there. He didnt like it.. said it was to dated for the price. He gave me his email and I said I would send him more 3 BEDROOM GULF FRONT CONDO'S to look at and if he had another day while he was here onvacation he wanted to look call me the day ahead so I could make sure we could get in them...His wife said maybe Thursday....

3 great leads of advertisments today!!!  I got 3 eamils, 3 sets of names and 3 phone numbers of potential buyers....One was an accountant.. One owned his own wholesale business. and one was just a regular person..lol.....

Who says business is down? No one buying? Shoot I have 3 already under contract this month 13 closed  and tons working!!!!

SELLING GULF FRONT HOMES IN PANAMA CITY BEACH FLORIDA that is what my Saturday entailed. My Dr came back from Atlanta and brought his brother with him to show hime the GULF FRONT BEACH HOUSES that he liked the  best last weekend. He is gonna go to CAPE SAN BLAS today to look at a few there too.. we are getting close.....woooo...This will be my first MILLION DOLLAR property I sell..and boy it was so hot Im wiping the sweat off my head all day...Finished about 6pm. Went home cooked dinner then headed off to NEWBY'S to see the MUTT BROTHERS play.. was a great day all in all...

FRIDAY WAS A GOOD AND BAD DAY IN PANAMA CITY FLORIDA

Friday was a good and bad day for me in PANAMA CITY FLORIDA. I am still working 2 deals. My SHORT SALE of course and also another LISTING I have both sides of FOR SALE also at 1805 White Western Lake ln in PANAMA CITY. My White Western is going good and smooth.. It should CLOSE about the 12th of July The APPRAISAL has been ordered its moving on. It will be a USDA MORTGAGE. My SHORT SALE on Walkulla in PANAMA CITY is still a mess. I heard back from the Negotiator and again she sends me some crap from a friend of hers in DADE COUNTY Florida that said she didnt need to release then lien....I just dont know why she cant get it thru her head... MY Million Dollar buyer looking for A GULF FRONT BEACH HOUSE IN PANAMA CITY BEACH emailed me saying he will be back in town Saturday afternoon and Sunday could I reshow him some GULF FRONT HOMES. Guess Ill be working some of Fathers day. My oldest son Zachary Jadofsky  came to PANAMA CITY BEACH this evening to celebrate his 21st Birthday with me before he heads out to the ATLANTA BRAVES extended Spring Trainning tomorrow.. 21 and starting his 1st job ever and moving away and on with his life... HMMMM I am so happy for him but yet sad.....It wont be like it always has.. He will be 7 hours away verses 1 or 2.. I have missed very few games in his life but now Ill be lucky to catch a few a year.. but then again it is so awesome the The ATLANTA BRAVES signed him..To Zach his brother Jake his half sister his mom and step dad all out to dinner at the BOARS HEAD tonight...I figured his 21st he should spend it with his whole family versus fighting to see who will do what and everyone ruins his special Birthday and going away day...It actually went awesome. I had bought him some luggage as he will probably be traveling alot now and then after dinner I took him to buy a suit.. I figured being a ball player he needed a nice suit in case he had to do public things for the communities. I want him to project the all american boy image. He was in tears said he didnt need one I had already done way to much for him.. I told him it was my job to see he was set up for life properly and I didnt know if a year from now Id be alive or maybe even broke that I had enough now to make sure he had everything he needed and I just wanted him to focus on his baseball carrier and not have to worry about all the other BS that goes with it...I know his Mom and Step Father cant....After the boys left I kinda went into a funk.. Tried to go out  didnt make it long I just didnt feel like being around everyone.. All my friends a ssoon as I walked in started talking to me about my son...I have just become to emotional as I have gotten older....Times like this is when I wish I would let someone else into my life so I would have someone to cuddle with and share my feelings....just sit on the couch and be held and relax...guess its just not ment to be....sweet dreams everyone......

SHORT SALE IN PANAMA CITY FLORIDA

Been working on a SHORT SALE IN PANAMA CITY FLORIDA all day yesterday. Its with GMAC. I ahve gone back and forth about 20 times with our negotiator. This is a short sale on a land home mobile home package. Countrywide the original lien holder had put a lien against he titles of the mobile homes as in Florida they are considered auto's and have titles, not like a reg House on Land. Of course countrywide is no longer in business and the paper had been sold to 4 different banks and now is owned by GMAC. I have been working this short sale since the beginning of February. This negotitor has been horrable. Ill call and see what they need she would tell me I am waiting on VA to approve the apprasial.2 weeks go by I send her an email she tells me the same thing another 2 weeks and I write her she tells me I am waiting on you to send me a legible copy of a signature page. I said well when were you gonna ask for this....she got all snappy and rude with me....so I sent it to her.. three times before she said she finally got it....now we are about to close and we have this lien on the titles so the buyer's bank needs a clear title in order to finanace on this . we have had 20 emails back and forth she keeps saying they dont have a lien on the titles so they wont release them. I keep telling her the originator of the paper she has did.. after 10 emails I send her a copy of the titles with the lien..after 20 emails I really laid into her and asked for her supervisor, she kept telling me she has done this for 20 years and she has never released a lien on a mobile home land home deal on titles...So I siad to here so he is gonna pay you and then the leinholder is gonna come take the mobile home because they can and you want us to pay you the whole price and end up with a piece of land worth 20K and no house to live in.. I wont tell you what I called her.. and them I rudely asked for her supervisor... Then I get an email from her I am checking with our accusition team and see if I can get a release I will get back to you when I find something out...lol.. probably will be another 2 weeks and they gave us to July 13 to close. God this is such a headache.....that took my whole day up..

WOW WHAT A MONTH

Been a good month for both work and personal. Personally my son Zach Jadofsky had an awesome post season cumilating with a Div 2 College World Series title and ring. The not being drafted he was signed as a free agent by the Atlanta Braves. Work wise I have 3 contracts going for the month of June and 2 of them I have both sides..wooooo...Sales of homes in Panama City Florida are really picking up. At least for me. I also have a client I am working with on a million dollar plus home....I hope to have something under contract by the end of the month. I changed my website hoster to IHOUSE and the leads have been pouring in. I have 16 registerted people in 6 months my views are in the 100's every day and I have one closing on a 165K condo from it.. Just since the middle of May..all this and I havent worked much because of my son's playoffs..lol...Maybe God has thrown his blessing in my family's way... because it seems these last 30 days I have been in the perfect place ..I have even met a lady I kinda of enjoy..lol..after being single for 18 years..lol....I only hope all this continues and there isnt a black hole at the end..lol...lol......I hope all of you have as great as day as I am..

CHIPLEY — In a whirlwind week and a half on the baseball diamond, Chipley native Zach Jadofsky has won an NCAA Division II national championship, pitched one game in a summer league and signed a free-agent contract with the Atlanta Braves on Monday.

Jadofsky was 4-0 with a 4.28 ERA as a relief pitcher for the University of West Florida, which celebrated a national title on June 4 with a 12-2 victory over Winona State in the Division II title game. Jadofsky pitched 11 1/3 scoreless innings in the tournament, including 3 2/3 innings in West Florida’s 5-3 win over Mount Olive in the national semifinals.

Jadofsky appeared in a game on Saturday for the Woodstock (Va.) River Bandits in the Valley Baseball League, an NCAA-sanctioned summer baseball league. Jadofsky allowed one hit, walked one and struck out one in an inning of relief against the Waynesboro Generals.

Though just a junior at West Florida, Jadofsky signed a free-agent contract with the Braves on Monday. A press release from West Florida did not indicate where Jadofsky will play next.

Junior From Chipley to Begin Professional Career

ATLANTA, Ga. – Junior pitcher Zach Jadofsky of the West Florida baseball team signed a free agent contract with the Atlanta Braves on Monday.  Jadofsky’s signing gives the Argonauts six players advancing to professional baseball after the team’s 2011 NCAA Division II national championship season, including five selected in the MLB First-Year Player Draft last week.

Jadofsky (Chipley, Fla./Enterprise State CC) posted a 4.28 ERA and a 4-0 record in 2011, and he struck out 22 batters and walked just nine.  Injuries limited him to just 10 appearances, but he finished strong.  In three postseason relief appearances, he pitched 11.1 scoreless innings, including 3.2 innings in UWF’s 5-3 comeback victory over Mount Olive in the NCAA Division II Championships.

Because of UWF’s championship run through the first week of June, Jadofsky got a late start to his summer league schedule with the Woodstock River Bandits of the Valley Baseball League.  The right-hander made his first appearance with the Bandits on Saturday against the Waynesboro Generals and pitched one scoreless inning.  After impressing scouts enough with one appearance, he was offered a free agent contract and signed with the Braves.

Been a good 2 days. Friday a Dr from Atlanta I have been sending beach front home listings too called me and showed up in town.. Showed him several homes. He liked on on the west end of the beach for over 1 mil. Called me today said had to head back home but would probably make an offer this next week on one.. Woooooooo.... Then today  I got everyone to sign off on my white western  deal...Should close by the 10th of July. Got to more leads off my website.

Have a Realtor friend she has been very depressed she hasnt sold anything in a long time..I finally dragged her out her bed took he to lunch and told her enough...I am having her move her license to my broker so I can work with her and help her get restarted. She has been in it 14 years and kinda of just has given up...She was gonna go sell cable house to house for pennies.. I told her she was nuts.. Heck Im pretty new and I made over 50K my 1st year and have almost passed that by half way thru this year...Someone with her contacts there is no excuse to be in bed whinning..

Right now I am sitting here listing to the Woodstock Bandits play baseball. My son Zach from the University of West Florida is playing summer ball in Woodstock Va. He left Chipley at 430 am this morning drove 13 hours to Woodstock non stop and now is pitching in relief...came in and struck out the first batter on basically no sleep..lol...got out of the inning giving up 1 hit no runs... not bad  considering. .. They were down 5-1 in the 7th when they brought him in.

Sales Agent of the Month for May

Had over 650K in sales for the Month of May. It is my 5th continious month I have been Sales agent of the Month. I am on my way to my 2nd consectitive Agent of the year award I think. WE had our monthly meeting and a new bank in town came and spoke to use. They had a new condo loan package that was nice. Had a short sale I had been working that finally got approved from the bank today. Its been going on since Feb. Should have it closed by the 30th of this month. Got my expired listing letters out.. pretty productive day If i say so myself.

Was watching the baseball draft today hoping my boy would get drafted but only two from the team have so far..I just dont get it. MLB drafted over 100 kids today almost half were High School Kids..We have two  players with us Greg Pron. and Brandon Brewer. Both were Div 2 All Americans, Both won All World Series Teams, Both hit over 400 for the year against one of the hardest schedules in Div 2 and won the national championship...30 rounds have passed and no one drafted them.. but a centerfielder from a local high school was drafted in the 10th round and another from a high school that is 100 miles away did.. How can they take an unproven High School Kid over a All American College Ball P{layer....makes no sense to me...

HOME UNDER CONTRACT IN PANAMA CITY FLORIDA

Great day today.. Got a listing I have at 1805 White Western lane under contract today.. The beast thing is I have the buyer and the seller so I get paid twice on it..wooooooo...Have another showing set up for tomorrow. 

Then I had to run to Pensacola florida for the University of West Florida Argo's to be introduced to the city.. They had this very nice event at the Fish House in Pensacola. It was a spectacular event.. The coach introduced each player one at a time.. He said some awesome things about my son Zach. WEll draft started today crossing my fingers to see if he goes!!!!   

World Champions

WEll I havent done good at this yet..lol.. I just went on the most amazing ride ever. In the Div 2 college world series in the semi final game my son Zach Jadofsky came in with his team down 3-1 against #2 ranked Mt Olive and retired the first 8 batters he faced, holding them at bay long enough till our team University of West Florida could come back and we won 5-3 and he got the win..wooooo.....OMG what a feeling....My son in the Collge World Series..walking in and doing that like it was nothing...This was the 3 rd time in the playoffs he has done this this year...wow....

We went on in the next game and beat Wiona St 12-2 to be crowned the Div 2 National Champions....


Now Monday and back to work...trying to focus...trying hard....lol....

Had to give away 3 customers while gone last week. one is putting a contract on a condo.. expensive expierence but I would never trade it for the world....

CARY, N.C. — When the tide began to turn against the University of West Florida in the fourth inning on Thursday, reliever Zach Jadofsky couldn't have been a more effective stopgap.

Stepping in for starter Ben Hawkins in a tough spot — a 3-1 deficit with two runners on base and one out in the fourth — Jadofsky retired the first eight hitters he faced. And after 3.2 innings, Jadofsky scattered just a walk and a hit without allowing a run to score.

And while at-bats continued to come up empty for UWF in the middle innings, Jadofsky breezed through the Mount Olive lineup swiftly, giving his teammates a chance to get back up and try it again. It was a critical piece of the Argonauts' come-from-behind 5-3 win in the semifinal round of the NCAA Division II College World Series.

"I think the momentum was brought back to our side when Jadofsky went out there. He did a tremendous job," UWF coach Mike Jeffcoat said. "When he was having those quick 1-2-3 innings, he was getting the offense back out there. You could feel the momentum building. It wasn't long innings out on defense, and that was huge."

The outing was made more impressive considering Jadofsky's circumstances. He was the only UWF player to miss significant time with an injury this season, sidelined for six weeks in February and March with an oblique injury. He also battled on Thursday through a sinus bug, one that has moved through part of the UWF team this week.

But Jadofsky was tapped by Jeffcoat as the first pitcher out of the bullpen if Hawkins were to struggle thanks to his late-season heroics.

Including Thursday, Jadofsky has given up three hits, two walks and has not allowed a run in 11.1 postseason innings.

Rose up early today with great anticipation...Today is University of West Florida and my son Zach's 1st ever appearance in the College World Series...Went and had breakfast with him.. now gonna go visit the campus of Duke then Hit the game around 4...wish us luck!!!

LONG DAY

Today Left the house about 8 am had to drive 12 hours to Cary NC for the Div 2 world series...Where my sons school University of West Florida will try to win a title in the first chance ever... GOOO ARGOO.... I had made an offer on a house yesterday for me and that got accepted.. so all in all not a bad day..just not very active...

BUYING A HOME IN PANAMA CITY BEACH

Thursday was a little slow..Phone didnt ring much. I got all my mailings done and out. People laugh at me sometimes when they find out I am a Realtor and rent..lol....well that finally may come to an end.. I made an offer on a home in Palm Cove here, and they excepted it..woooo.... Its a short sale though thru the Bank of America and they are so slow . So it may be months before I can move in..but I am on my way...lol...I also heard from a customer I have been working on with to buy a condo.. He is coming next weekend.. Hopefully to buy..lol...

Tomorrow I head to Cary NC for the Div 2 World Series ..will have to work from my hotel for a week I hope..lol.. Championship game is next Saturday June 4. Hope we make it there......

Not a great day

Yesterday started off good phone was ringing. I had 2 offers turned down though..Then I had a customer I have been working with for a year cancel on me.. He calls me yesterday all hot wants this I found 4 for him sent them to him. He called me back at and siad I want to see these two. He had even already drove by one of them. The houses were occupied so I had to make appointments to get us in. I was suppose to meet him there at 1 to show them to him. At 1248 I get a call from him he was outside of the house and decided they were what he wanted. Dont waste my time coming...I had to call the realtors and tell them to tell there people not to wait to let us in...Well maybe today will be more productive.

AND THE WINNER IS

LOL...Boy have I neglected my Realtor duties this last few days.. Yesterday we won the South Region and advanced to the final 8 of the Div 2 world series. My son Zach pitched 3.2 innings allowing 1 hit and striking out 2. Next stop May 28th in Cary NC to face So Conn St. On the Realtor side I had several calls to show homes and had 2 customers I list their homes for to call and see how the weekend showings went.. Needles to say I had to appoligize to them and promise to follow up this morning and explained where I was. Met the First client 10 am this morning they drove 4 hours from Tuscaloosa AL to see just this home.....and then say.. well its to small...lol...some people....well got to work now.. Ill report later today on my day...

Div 2 World Series University of West Florida

Today is probably one of the greatest days of my son Zach Jadofsky Life. He pitches for University of West Florida and they are 27....yes 27 outs away for the colleges first trip ever to the finals of the Div 2 world series...wooooo,,,,all the years of hard work might just finally pay off... As a Parent I cant believe this is happening for him..

In high school I tried to get him to go to camps I always told him he had more natural talent then he could imagine if you just found the heart to go with it...He was not born and raised in Chipley Fl and he was a very shy kid. He was never aggressive enough...Every year he was picked by the odd team. always had to play against the stacked local team...Every year he lead his team.. making the All Star Team.....The All Stars would come and the only time he would play was when they needed a hit or an out to win the game.

Zachs 8th grade year summer. In the local regional tournament our team was getting clobbered and the coach played every kid on the team. Even the alternates in the game but Zach.. He was so upset..he actually quit the team...and didnt play the next summer either..even though the all star coach called him every day and begged him to play.

Zachs 10th grade year he was the only boy of this group that played together for almost 10 years in the all stars that played JV ball..Once again he was the star and the leader...His Junior year on Varsity he didnt play alot. Again Just hen they needed something.

Then it happened......The summer before his senior year..We were going to Orlando to play in the Dixie League world series state tournament. Zach  had practiced hard for this. The day before we are leaving for the tournament the coach tals to Zach and tells him since he is the youngest guy on the Varsity team and quailifed to play with the little team they were putting him with the JV team for the Tournament...ouch......I thought this would break him....he is such an awesome ball player.....Then we show up at the tournament and find out Andy the coach had got some young 14 year old kid from south FL to play with the varsity in place of Zach...he was suppose to be some pitching phenom....slapped in the face again.....come to find out this was the coaches college room mates son...God I was so pised. I always resented Andy after this... Well the phenom was Karsten Whitten.. Last years #9 pick in the MLB draft.. But back then he was just vfast no control.....Well He pitched the big kids first game and lost.. then they lost the second game was out of the tournament...To say I was elated might be very nice......

Well for the younger kids, Zach took the mound throwing a 1 hit shoutout...going 3 for 5 with 4 RBI's.....
we lost the next game as Zach continued banging the ball, by one run... Zach pitched the next game and we won 5 to 2.....The we lost the next one....but we made it 4 games with the younger team as the big boys sat at the hotel....The coach was all over Zach promising him he earned a starting position at Centerfield and pitching for his senior year.

Low and behold...Zach started at center.. He was tearing it up hitting around 500....Karsten was doing most of the pitching...Zachs first game he thru a 1 hitter against Graceville....Funny thing My other son Jake pitched a 1 hitter the same night for the JV team.. boy I was so proud...  We have had a great team for a long time...and had won the district several years in a row....We are a 2A school and Zach got to pitch against al the 4A and 5A schools we played while Karsten a 10th grader started every single district game for us....Zach got slapped again.....we only won 1 District game all year and that was won we were down 3-1 and they pulled Karsten and Zach came in shut the down and we came back and won 4-3. Zach best moment was probably against Houston Acadamey.. Down 7-0 in the 4th they brought Zach in the pitched a 1 hitter the rest of the way and had the game winning hit to win 8-7.....wow it was awesome.....Then the playoffs came and Karsten pitched and lost.. the next game we won then in the finals Karsten pitched and lost again....but we got second place and a trip to the regionals...Once again.. Karsten is called on to pitch....Zach  had the best pichting stats on the team and was the only real senior pitcher and should of gotten the call....But he didnt....and even though he had never hiy under 400 for the year he was still batting 9th every game...Zach was not a power hitter...he had never hit a home run in his life......at any age that I can remember....but he could put it anywhere...he lead the team in triples and doubles in hits was second in BA and RBI's all out of the 9th spot.. He lead his team in era, k's, only had given up 4 walks all year he was averaging 12 k's a game...but he only trough in the mid 80's....

Well we came against the best team in 2A a private catholic school out of Pensacola who I dont think Chipley has ever beaten in baseball.. we faced their best pitcher who had already signed with a Div 1 school..Actually they had 5 boys who had already signed to play college ball....Of course Karsten gets the call the freshman pitcher.. Yea I know he throws 90 Plus but he cant throw strikes....His walks and Hit batters  counts are high... anyway we start the game Karsten will usually give you 2 good innings unless you rattle him....Both teams have no hitters going thru the 3rd 0-0 with 2 outs in the third Zach comes up and he is battling....fouling off pitches....the bam.........the place goes silent.......he hit his only home run of his life sailing a good 30 feet over the right field wall............i was in tears.......were up 1-0 over the #1 team in the state in our division off a pitcher that will be pitching Div 1 next year...... now is where it ends...with a lead I guess Catholic got mad.. The cam out and beat the tar out the ball in the 4th taking a 3-1 lead. Karsten was pulled and we lost 3-1. our team had like 5 hits Zach had 2 of them....

I thought for sure Zach would get some post season acculades..His coach never nominated him for anything...the only person on our team that made all state was our DH how only hit 325....go figure.. them we come to the awards banquet at the school...I thought for sure Zach would get our pitching award.. He had the best stats. He had the lowest era by over an run and inning his K/B was like 7/1 his whip was under 1....and the winner is.....Karsten Whitston........the freshman.....I asked the coach whats up.. he said Karsten had the most wins......he was 5-7 with one of the highest era's on the team.. Zach was only 4-2......... now come on.......

Zach really didnt have any offers for college I wrote over 30 teams...he went to try out for the local summer league....and Mr Roberts...our catchers dad who had played in college..knew Zach had something... if it wasnt for him Zach would not be here today.....his baseball life would of been over......He got on with a JUCO team. They hadnt had a playoff season in over 30 years........Well they played in the 2010 Alabama Juco playoffs.. Zach had our only win........The all of a sudden Zach started throwing 90's..92...94.......wow......The funny thing is he was offered his scholarship for centerfield......and we never considered pitching in college.. but the team was short pitchers and the coach had clocked him throwing in from center and asked him had he ever pitched..lol.. well the life time 400 hitter has never swung a bat in college......and he may make it to the pros one day.....
